The Eagle Pont Planning Commission held a public hearing April 21 that was probably the quickest on record. The hearing was for a requested zoning change for three lots located at the southeast corner of Old Hwy 62 and S. Royal Rd.
The 2.71-acre property is a small part of the land once owned by Ed Dahack who refused to be incorporated into the city when it first began. Now that the property has been sold and incorporated into the city, the new owner, Luke Ozcelik, initially requested the city to zone the land on the east side of Old Hwy. 62 as C-2 (heavy commercial) and the land west of Old Hwy. 62 as C-1 (light commercial).
Since that time, he has employed a planning advisor and is now requesting a zoning change for the southeast corner of S. Royal Av. and Old Hwy. 62 to R-1-10 in order to build a large home that will overlook Little Butte Creek. The two old boarded-up homes at 873 and 875 S. Royal will be demolished to make room for the single home on the two lots. The third lot is the land that borders the creek along Old Hwy. 62 and will remain undeveloped.
There were no citizens present to speak either for or against the proposal, including the landowner, so the commissioners voted unanimously to approve the change, and the entire hearing was concluded in less than 15 minutes.
